Flood Insurance

Dear Homeowner,

If you have not already gotten a call from your mortgage lender regarding a Master Policy for Flood Insurance you may be receiving one soon.  The FEMA Flood Maps have been re-drawn for the entire USA by force of the Biggert-Waters Act of 2012 and are now available & effective as of March 16, 2015.

Waterside Single Family homes have always been an “X” Zone, which is a preferred rate zone and banks do not require flood policies to be in force, but now that has changed to an “AE” Zone, which is a Moderate Hazard Area, and banks do require Flood Insurance for it.  All flood map panels have changed, some have a re-rating to a lower rated Flood Zone and others are higher rated. This is always a challenging time as the maps change buildings into different zones that are just 30 feet away from one another.

Any condo building now in the AE Zone will be subject to banks requiring Flood Insurance to be in force for the unit owner, as well as the condo association on a Master Policy for each “AE” subject building.

This message is to let everyone know that we are on top of this and have our insurance carriers working on everything that is necessary to get the proper coverage.

Winter Alert

Hello all,

We hope this message finds you all well. We would like to take this opportunity to let you know that the temperature has not been above freezing all week and that today is supposed to be a record low temperature. We have been dealing with a few broken pipes this week but we expect to see the majority of issues this weekend as the temperatures will be above freezing on Saturday and Sunday. Any pipes which are frozen will thaw out over the weekend and begin to let the water flow through, and out, of them.

SeaScape very highly recommends you check on your home this weekend or at the very least have someone do it for you. If you cannot do this yourself or do not have a neighbor to do this, we are aware of two companies who will check on homes; Scott Smith at Rehoboth Home Services 302.344.1007 and Graves Carey at Affinity 360 Realty 302.947.2800.
