Roof Cleaning

Thanks to all of the Waterside residents that had their roofs cleaned by Wilkens. They all look great. These cleanings will certainly aid in preventing the deterioration of the roofs and the replacement costs as a future expense to the entire community.

Limited Common Elements

Question: Are back, side and front yards in Waterside limited common elements?  I was told they were.  DUCIOA implies that communities define limited common elements.  Minutes from 11/2016 HOA meeting state that back yards are common elements, not limited common elements.  What is the answer?

Hurricane Jose

Dear Waterside Homeowner,

As we are sure you are aware, the second of the two hurricanes approaching the United States we corresponded with you about last week, is showing a real possibility of affecting our forecast next week Tuesday/Wednesday. We appear to be directly in the cone of focus for both US and European models.

SeaScape we have stored all the pool furniture, covered the pool, requested the fountains be turned off, updated all websites (http://www.watersidecommunity.org) with the information in this E-mail, and have requested the irrigation company to turn off the irrigation. Hope for the best, prepare for the worst.

The current forecast shows us seeing both wind and rain effects, we greatly urge owners/residents to please take this time of “calm before the storm” to store/tie down any potential projectiles such as outdoor furniture, umbrellas, grills, lawn ornaments, trash cans, etc.

In preparation for the storm and its aftermath, we have again assembled a team of over 50 workers, the staff of one of our landscaping vendors along with various pieces of equipment, ready to go out and remove/store any items requiring so onsite. Where applicable, we worked with the pool companies to have furniture stored quickly at the pools closing this weekend and we also have the full staff of a tree company to do the same as well as be ready to remove any felled trees ASAP from SeaScape managed properties exclusively. In the event your community does not have adequate storage for pool furniture or other items we need to stow away for the storm, we have secured the use of a warehouse space in Lewes for safe keeping until the storm is over.

We would be thrilled if this storm, once again, just misses us all together. We have taken precautions in the community to prepare for as many situations as possible. We have available resources who can respond along with your contracted vendors for windblown debris cleanup, protecting the associations assets and swiftly clearing of emergency situations.

We wanted you to be aware of the unique challenges that we face, so you will know what to expect from the Associations storm preparation efforts. As homeowners, you certainly will have a keen interest in monitoring the weather conditions on Delmarva. Below we have provided links to both power companies serving lower Delaware, local television and radio stations, and various government agencies who are responsible for monitoring and reporting weather emergencies.

Pool Closing Day after Labor Day

I would like to see the pool remain open for a longer time period. I know not many of the full time people use it, but as a long time summer resident I think it is ridiculous that it closes the day after Labor Day. Years ago it remained open for 2 weeks post, then 1 week, and the past couple years it closes right after. I am not here for any of the general meetings because I live in Florida, but would like to push for the pool remaining open at least 1 week post Labor Day!!

Tile Request

If you have a one of the homes at Waterside, they were originally built with a walk-in shower. I think that the standard was a Carrara style tile, off white with a streaks of grey. Does anyone have an extra tile – 12×12 or some similar size?
